Orchard announced Tuesday its immediate availability to consumers in Houston, as well as future expansion into Charlotte, Raleigh-Durham, and the Washington, D.C. suburbs in the upcoming months.
Court Cunningham, chief executive officer and co-founder, said he’s excited for Orchard to help consumers in the new markets, where demand has outpaced inventory.
“Weâll make it easier for home buyers in these markets to secure their dream home as soon as they see it, while still selling their old home for top dollar,â he said.
Cunningham added that the Move First initiative, Orchard’s program allowing homeowners to buy their next home before selling their old one, proved popular during the COVID-19 pandemic because it let consumers avoid living in their old home while potential homebuyers toured it.
âBuying and selling homes the traditional way isnât sufficient in todayâs hyper-competitive market,” he said. “With demand at an all-time high, people need to make offers – ideally in cash – without contingencies.”
Houston, according to multiple listing service data, is selling homes above price at triple the rate of 2019, and Cunningham added that the number of homes going under contract within 30 days of listing has increased by 50%.
Orchard adds Houston to a service area that includes Austin, Dallas-Fort Worth, San Antonio, Denver, and Atlanta.
Originally called Perch, Orchard branched into the lending business in July. This followed the creation of a title and escrow unit, dubbed Orchard Title, in the fall of 2018. It also closed on a $69 million Series C round led by Revolution Growth in September.
In October, Orchard announced the launch of a digital platform that enables homeowners to manage the entire real estate transaction in one place.

Earlier this year, I published the post Is Being House Poor Limiting You? While no one ever thinks they will fall into being house poor, it does happen to some. Due to this, when asking yourself the question “how much home can I afford,” it’s best to think about ALL of the expenses that go into homeownership.
There are many “hidden” costs that go into homeownership that many do not think about when buying a home. While some homes may seem affordable, there are many factors and expenses to think about.
According to recent data from Zillow:
U.S. homeowners on average spend more than $9,000 per year in hidden homeownership costs and maintenance expenses
U.S. homeowners pay an average of $6,042 per year in unavoidable hidden costs: homeowners insurance, property taxes and utilities
U.S. homeowners pay an average of $3,435 per year in annual optional costs including house cleaning, yard care, gutter cleaning, carpet cleaning, and pressure washing.
That’s a lot of extra money each year that many homeowners do not realize that they may need to pay for.
By not knowing about these costs, a person may become stressed due to the amount of debt they may rack up from being house poor. It may also delay retirement, lead to a house being empty (there might be no money left to decorate), and more.
There are things you can do though so that you can make sure you don’t fall into a house poor situation, though. When pondering the question “How much home can I afford,” think about the many tips below.
Add up all of the costs.
Buying a home can easily lead to being house poor if you don’t do enough research. This can limit you because you may be even more house poor than you originally thought.
When some families buy a home, they don’t think about the total cost of homeownership. While you may be able to afford the monthly mortgage payment, you may not be able to afford everything else if you don’t do your research.
Before you say “yes” to a home, I recommend you add up all of the extra costs that you may have to pay for if you decide to buy a specific home.
Other homeownership costs include:
Gas. Many homes run on gas in order to have hot water, to use the stove, and so on.
Electricity. Generally, the bigger your home then the higher your electricity bill will be.
Sewer. This isn’t super expensive, but it is generally around $30 a month from what I’ve seen.
Trash. This isn’t super expensive either but it does cost money.
Water (and possibly irrigation). Water bills can vary widely. I know many who live in areas where the average water bill is a few hundred each month.
Property taxes. Property taxes can vary widely from town to town. You may find yourself looking at two similar houses with similar price tags, but the property taxes may vary by thousands of dollars annually. That is a LOT of money. While it may seem small when compared to the actual home purchase price, remember that you have to pay property taxes annually and a difference of just $3,600 a year is $300 a month for life.
Home insurance. Home insurance can be cheap in some areas but crazy expensive in others. Don’t forget to look into the cost of earthquake, flood, and hurricane insurance as well as that can add up quickly depending on where you live.
Maintenance and repairs. Even if your home is brand new, you may have to pay for repairs, which is something that many don’t realize. No matter how old your home is, repair and maintenance costs will eventually come into play.
Homeowners association fees. This can also vary widely. You should always see if the house you are interested in is in an HOA because the fees can be high and there may be rules you don’t like as well.
Home furnishings. Furnishing your home can be done cheaply, but I know some who buy huge homes but can’t afford to put anything in them, such as a table, a bed, and so on. Why own a $500,000 house if you don’t have any furniture?

Buy for less than what you are approved for.
Many potential homeowners are approved for home loans that are somewhere around 30% to 35% of their salary before taxes.
That’s a lot of money. This amount is before taxes as well, which means that your actual monthly home payment would be a significant portion of your take-home income each month. Many who buy at the full approval amount cannot afford their homes due to the fact that it is such a significant percentage of what they earn.
If you don’t want to be house poor, then you should make sure to buy a home that is less than what you are approved for. You should also add up all of the costs of owning a home and make sure it is an amount that you are comfortable with.

Have an emergency fund.
An emergency fund isn’t just to protect you from your job. They also exist to help you in case something goes wrong with your home.
Your roof could spring a leak, a tree may fall on your home, a pipe may burst, there may be an electrical problem and more. Homes have many things that go into them and you never know if something may need to be fixed.
By having an emergency fund, you will have a fund that will help you if something were to go wrong. It will be you be more prepared so that you don’t have to take on any debt in order to help pay for an expense.

Coursera is free to join and nearly all of its courses can be accessed at no cost. The catch here is that to take a course for free, youâll be using the âauditâ function, which means no grade and sometimes no official certificate is offered â but all the knowledge and coursework is. Some classes on Coursera are paid-only and will generally set you back about $50 per month.
Coursera also gives you the opportunity to see how a particular course benefited other students, breaking down what percentage of past students either started a new career after taking a course or got a tangible career benefit from it.
2. Google Skillshop
Google Skillshop is one of the classic online learning platforms. The technology behind Google Ads, Google Analytics and more is powerful, and mastering it can benefit nearly any line of work.
Google Skillshop provides learn-at-your-own-pace courses to help you become an expert in Google Ads, Google Analytics, Google Marketing Platform, Google My Business, Google Ad Manager, Google AdMob, Authorized Buyers, and Waze. All courses in the skillshop are free.
Most options are videos, slides and quick quizzes that build into a final assessment. A certificate is awarded to passing students and is usually valid for 12 months.
3. LinkedIn Learning
LinkedIn Learning (formerly Lynda.com) offers a free one-month trial before charging $30 a month as part of a larger LinkedIn Premium subscription.
LinkedIn Learning provides thousands of programs covering topics such as marketing tactics, mobile app development and how to use Photoshop. The courses are generally self-paced, with a LinkedIn Learning certificate awarded on completion that you can display on your LinkedIn profile.
And, with LinkedIn Learning, the classes are taught by top leaders from diverse backgrounds: Guy Kawasaki, Ben Long and David Rivers are just some of the highlights.
4. Online College Courses
One of the good things to come out of 2020 was the abundance of college courses made available for free online. While some universities have always offered a select few classes for no-cost online access, institutions like Yale and MIT expanded their libraries last year.
MIT offers free online programming not just on computer science, but also biology, race and ethics, accounting and more.
Yale also makes numerous introductory classes accessible to anyone with an internet connection. Last year, Yale made one of its most famous courses, the Science of Well-Being, available for free on Coursera. This class dives into the meaning of happiness.
Stanford is another university offering public access to many of its courses for free. The university breaks down its offerings into four main categories: Health and Medicine, Education, Engineering and Arts and Humanities.
Itâs important to note that very few of these courses offer an official completion certificate or degree, but theyâre still impressive to complete and are a strong addition to a resume. Other prestigious institutions like Harvard and Dartmouth also offer free online classes.

Udemy is an online learning platform specifically designed to help you bolster your professional skills. Although Udemy courses can range from $10 to $200, one resourceful way to access these classes is through your public library.
Hundreds of public libraries across the nation offer Udemy courses for no cost with just a library card. And if your public library doesnât have a connection with Udemy, you may be able to get a digital library card elsewhere and still take part in all that Udemy has to offer.
Udemy offers more than 130,000 classes (boasting the worldâs largest selection of courses) on topics like Python coding, piano playing and digital marketing.
When a course is complete, the student receives a digital badge and certificate they can affix to their LinkedIn profile (and that should be included on their hardcopy resume, too).
Shine a Spotlight on Your New Skills
Quirk offered some final advice about positioning these certificates and course completions on your resume: âRecruiters skim really fast,â she said. âMake it as easy as possible for recruiters to see the skills you have so they can line them up with the job description.â
Be sure to use keywords on your resume so screening software doesnât pass you over.
Quirk advised putting the skills you gain from a course in the top part of your resume, but putting the actual course certifications lower down along with any other educational achievements.

Kati O’Toole and her husband, Darin, wanted to create a giant piece of artwork on their private and heavily wooded seven-acre property in Montana. They ended up with what they refer to as the Montana Treehouse Retreat – a two-story, fully finished treehouse nestled among three living trees.
“Everybody thought we were crazy [at] the beginning, like ‘What are you guys doing building a treehouse here?’ Our parents thought we were crazy,” says Kati.
But the hard work and vision paid off, and now visitors from all over the world routinely come to stay at their carefully crafted work of art. The 700-square-foot treehouse features a master suite with a deck that overlooks the forest, a living area with three benches that can double as sleeping quarters, and two bathrooms. Guests can also prepare a meal in the treehouse’s downstairs kitchen, complete with a refrigerator, a stove, a sink and a dishwasher.
“There’s even air conditioning in this treehouse, because we wanted to create a very luxury experience here. I have to be honest – the treehouse is nicer inside than the house that I live in, so I like to come back here and just have a little retreat away from it all,” says Kati.
Every detail of the treehouse was painstakingly thought out, and most of the materials were either sourced locally or repurposed. The trim and the interior feature wood that Darin himself milled, sanded and finished, and the breakfast table nook was made from the base of a tree located right on their property.
One of Kati’s favorite details of the treehouse, however, is the spiraling exterior staircase, which is wrapped around a large tree shipped in from Darin’s grandmother’s yard, roots and all.
Although Darin handled most of the heavy-duty construction of the structure, Kati’s handiwork is all over the interior.
“We wanted it to be kind of funky and modern – but still have some Montana accents and still be a little rustic too. So there were many things coming into play, and we wanted people to feel like it was a very cozy home away from home when they came here, and just like a one-of-a-kind Montana experience,” she says.
A combination of white shiplap and multicolored wood paneling covers the interior walls, giving the home an eclectic yet polished farmhouse look, and expansive windows create an open, airy feeling in the small living spaces. Modern elements that are dotted throughout the house, like the industrial chandelier in the kitchen and the black hexagon and subway tiles in the bathrooms, are more reminiscent of a boutique hotel than a remote treehouse located near Glacier National Park.
Close to Kati’s heart are the pieces by local artists that don the walls, with some of the pieces coming from guests who created the artwork while staying at the treehouse.
“It’s been really cool to see [how] this place inspires people,” she says.
But the defining characteristic of this home – and what guests travel miles for – is the unique experience of living out your childhood dreams of sleeping in a treehouse.
“It’s a very unique feeling that most people have never experienced, to be lying in bed and seeing a tree – or you’re actually moving. And people have told me that they love the experience, and it’s – yeah, it’s a treehouse. That’s the beauty. It’s a real treehouse,” says Kati.

What will 2020 bring?Â These four trends are expected to impact luxury buying and selling in the new year and decade ahead.Â
1. Luxury Housing Holds Steady
This year, expect âguarded optimismâ to replace last yearâs uncertainty over fears about a global economic slowdown, a U.S.-China trade war and a potential U.S. recession, according toÂ Mansion Global. This is encouraging news for luxury real estate, which has traditionally been tied to global economic growth, yet is generally more insulated from market fluctuations. Many U.S. luxury housing meccas are generally stable, while some high-end hotspots like Los Angeles and Miami could be poised to rise or make a comeback in 2020.Â
2. The Rise of the Mid-Sized Luxury MarketÂ
WhenÂ realtor.comÂ released its annual list of the hottest markets last December, surprise cities like Boise, McAllen, Texas and Tucson topped the list. “The cities that we expect to do best in 2020 are not necessarily big, fancy, coastal cities, but secondary markets where the job market is still pretty good but housing is affordable,” said Danielle Hale, chief economist of realtor.com. Affluent buyers from high-cost cities want a good deal as much as anyone â so we expect to see midsized cities with stable and solid economies and more affordable housing as the top performers in 2020.Â
3. Less Square Footage
âLessâ is becoming âmoreâ â even in the highest price segments. Consistent withÂ NAHBÂ data that found the average new single-family home size has been trending lower since 2015, realtors in some luxury markets are reporting that a growing number of affluent buyers are willing to “trade space for place.â This is especially true in the luxury condo segment, where buyers are increasingly getting flexible on square footage if a building has amenities or hospitality programs attached to it.Â
4. Urbanization of the âBurbs, Emergence of âHipsturbiasâ
People are moving back to the cities, itâs true â but as millennials start families another phenomenon has emerged, according to Emerging Trends in Real Estate 2020, a report released by Urban Land Institute and PwC: âhipsturbias.â Hipsturbias are suburban markets with hip or cool live/work/play environments offering walkability and/or transit access. Brooklyn is a prototype, but hipsturbia examples are beginning to crop up across the U.S. â from New Jersey communities such as Hoboken, Maplewood, and Summit, to New Yorkâs Yonkers and New Rochelle, to Evanston, Illinois and further out west â Santa Clara, California, and Tempe, Arizona.

Year in and year out, we know the holidays are almost upon us when TV networks start airing Home Alone, the iconic family movie that has by now become synonymous with Christmas cheer. And while the first two Home Alone movies starring Macaulay Culkin are the clear fan favorites, the third one (written and produced by the same John Hughes that gave us the first two festive flicks) was deemed the least successful in the series — by far — and failed to make a lasting impression.
And that’s not because of the plot, cast, or setting, but rather the result of the ultra-high expectations created by the first two Home Alone movies, and the fondness audiences had for Macaulay Culkin (which refused to return for a role in the third one, despite popular demand). In fact, the plot of the third Home Alone was quite an elaborate — and downright frightening — one, seeing Alex Pruitt, an 8-year-old boy living in Chicago, fending off international spies who were seeking a top-secret computer chip that was hidden in his toy car.
Unlike a normal cat burglar situation â the first two movies featured petty thieves just trying to score a hit during the holidays, eyeing million-dollar-homes left unattended while the owners were celebrating elsewhere â Home Alone 3 is actually a matter of national security. With four thieves (said to be working for a North Korean terrorist organization) looking to retrieve the toy car/computer chip gifted to Alex by his unknowing neighbor, Mrs. Hess, the movie’s plot tackles a far more dangerous situation that the first two, despite the light way in which it is presented.
But there are two major things that all the Home Alone movies have in common: a clever, brave 8-year-old that will stop at nothing to protect himself and a beautiful Chicago-area home that acts as the ‘battleground’ of sorts where the bad guys get what’s coming to them. And since we’ve already covered the house in the first Home Alone movies, we thought I’d be the perfect time to do some scouting and find the one in the third movie too, especially since it’s no less beautiful.
The real-life house from Home Alone 3
While the movie’s storyline places it in Chicago, the house used in the third Home Alone is located in Evanston — a city 12 miles north of Downtown Chicago. According to ItsFilmedThere.com, the exact address is 3026 Normandy Place, Evanston, and a quick Google Maps search confirms that, showing us the exact same Pruitt family house we see in the movie.
According to real estate website Zillow.com, the Pruitt family home is worth a little over $1,000,000, with neighboring properties all selling for about the same amount — though admittedly, none of the other houses that line the street had a high profile movie credit in their property history. Nor did they have Hollywood A-listers on their grounds (just in case you forgot, the most famous cast member in Home Alone 3 was none other than Avengers star Scarlett Johansson, who played Alex Pruitt’s sister in the 1997 movie).
Just in case you were wondering, the house where Alex Pruitt’s neighbor — Mrs. Hess — supposedly lived is actually located next door, at 3025 Normandy Place.

The record-breaking 2020 fire season has seen huge wildfires tear across California. In fact, five of the six largest fires ever recorded in the state have occurred this year, endangering residents, prompting evacuations and leading to thousands of lost buildings.
Unfortunately, researchers are forecasting even longer, more extreme wildfire seasons in the years to come — which means fire safety is now fast becoming a feature more treasured than even the most extravagant of amenities. And home builders are starting to cater to that need, coming up with ingenious ways to ‘fire-proof’ their projects.
One stunning example of that is this newly-built $5 million home in Marin County, Calif. that prioritizes fire safety — something that’s likely to become a new standard for million dollar homes throughout the Golden State.
The builder picked all of the outdoor finishes with fire safety in mind, using only steel, glass and concrete. Even the decks are made from Fibergrate (a type of molded fire-resistant fiberglass and stone).
In fact, the only wood you’ll find in this home is the wide-plank engineered oak floors. As expected, there is also a fire suppression system throughout the home.
